This 350-acre site was Flagstaff’s largest subdivision, and is still one of the most popular! Woodson coordinated the Master Planned Residential Development for 1,500 units; this effort involved modeling water and wastewater impacts on the City’s system including proposed improvements to water storage and wastewater capacity. The Master Plan included stormwater management and regional detention. We then completed the design of the individual phases of the project. We provided surveying and engineering services to obtain City permits, and prepare construction documents.
The Ridge at Clear Creek
We designed this development on a fast-track basis and accommodated many complex variables such as tree resource preservation, utility extensions and access coordinated with Northern Arizona University and the US Forest Service, numerous easements, and an offsite sanitary sewer in an ADOT right of way. The project included 14,000 feet of sanitary sewer, 12,000 feet of water main, and 2.25 miles of roadway infrastructure.
